01
Use relevant local comparisons
Review closed sales and active listings of the same property type. Note condition, parking, outdoor space, layout, and monthly costs where relevant. Explain why a nearby but unlike home is or is not useful as a comparable.
02
Describe the space accurately
Gather available renovation and building records. If you intend to advertise an extra unit or converted area, confirm its status with appropriate documents rather than relying on an older listing or current layout alone.
03
Set a practical listing timeline
Decide what to prepare before photography, how showings will work, and when to revisit your price based on feedback. If you also need to buy, discuss contract and closing timing with your agent and attorney.
